Before
Repairs came in by text, phone, and hallway. Nothing had a ticket number. Nobody could say how many jobs were open, which were oldest, or what had been spent.
What was built
A facilities hub any manager can use from a phone. Every request gets an ID, a property, a category, and a priority. Safety items bypass the queue. Cost and a photo on close. Reports email themselves to the owner group.
What the owner can now see
23 work orders open more than 90 days, the oldest at 199 days, listed by property and ticket ID. Backlog moved +23 this period and the report prints Falling behind on its own. Cost was recorded on 8 of 62 closures, so the report labels spend a floor, not a total. None of that was visible before. A report that only shows good news is one you stop trusting. This system reports its own gaps, automatically. That is what makes the good numbers believable.
The five builds

Opening, closing, and shift-change lists with live shared state. PIN entry per team member. Managers see who is on which step, in real time, from any phone.

Why everything is in writing
You get a record of every decision. I get accuracy. Your quote and your brief live in your inbox, forwardable to a partner or an accountant. If you want a kickoff call, one 20-minute call is available after the deposit clears.

What the $4,500 does not cover
Five things are quoted separately, because they depend on systems that are not mine:

Questions
Questions operators ask
- Why is there no phone call?
- Because a call would be me asking you to describe your paperwork out loud, and you would describe it worse than the paperwork already does. Send me the forms your managers use now. That is the spec. Everything after that is email, and you get it in writing so there is a record of what was agreed.
- What if I do not know exactly what I need?
- Pick the build closest to the problem and answer the Build Brief. It is about 12 questions and it takes 20 minutes. The brief is where the scope gets set, not before it. If the answers say a different build fits better, I will tell you before the balance is due.
- Who owns the code and the data?
- The data is yours. Ask for a copy at any point, during the build or years after it, and you get it in a standard format. The build runs on infrastructure I maintain, which is what the $350 a month covers. I hold the code.
- What happens if you stop supporting it?
- You get 90 days notice and a full export of your data. That is in the agreement, not just on this page.
- What if I want to stop?
- Cancel the monthly with 30 days notice and receive a full data export.
- What if it takes longer than 15 business days?
- The clock starts when the Build Brief comes back complete, not when the deposit clears. If I run past 15 business days for a reason on my end, the monthly does not start until handoff. If the delay is a missing answer on your end, the clock pauses.
- What is not included?
- Five things are quoted separately: POS integration, payroll integration, scheduling integration, accounting integration, and importing your historical data. Two revision rounds are included. A third round is $150 an hour. This list is complete, and it is on the offer sheet in the same words.
- Is this you, or a team?
- It is me. That is why the price is flat and the process is written. You are not paying for account managers.
- What if the build does not do what I asked for?
- The approved Build Brief is the contract. If the delivered build does not do what the brief says, revisions continue until it does, or the $2,250 balance is waived. The deposit is not refundable, because that is the 15 days of work.
